Buying a home is exciting – and can be overwhelming! But don’t worry. When you work with the Fjortofts, we have it handled!

Here is what you can expect when you work with us:

Readying for Results – The first step in developing this partnership is fact gathering.  Over coffee or lunch we will ascertain what you are trying to accomplish. We will discover such things as:

  • Are you an investor or a first-time buyer?
  • Do you have a specific location such as a school district, neighborhood or area in mind?
  • What is your most important goal in this transaction?
  • Have you connected with a local mortgage agency or assembled the cash for an offer?
  • Do you have an inspector you’d like to work with?

We have lists of service providers we have come to trust to fill in any gaps in our clients’ preparations.  Together we’ll work on putting together your criteria for a property and consider your price range, examine the market for your requirements, and hone the search before getting out and finding your best available fits.  We will make adjustments as we search, altering the gameplan as needed.  We will also go over the contract, reviewing the key points and making sure you understand each step in the process before we get too far into the search.

Making an offer – When we have located the property you have set your sights on, we will begin building a relationship with the broker on the other end of the deal, determining what the seller would like to see while keeping your interests at the forefront of our mind.  We pace the submission of the offer on the known review date and submit a clean, well-written offer.  Detail management is our strong suit, and we have an eye for the kinds of things an appraiser would notice (CMA).  We also have a good sense of market value and how to submit an offer that stands out.  As our first meeting was face-to-face, we also feel strongly about presenting this initial offer in person to either the seller or the listing agent.

Negotiations – Even if it’s a buyers’ market, we find negotiations energizing.  We are in our element when going to bat for you.  With our eagle eye for property conditions and deep knowledge of the local market, we can negotiate strategically and seek out even the hardest-to-find solutions.  At that moment Andrea becomes your “shark in a skirt” as she transacts the best resolution for her clients.  Then we send you a calendar detailing the timeline for each crucial step in the process.  We review the contract and highlight when the earnest money is due, when the inspections will take place, and how the seller is also similarly filled in so everyone is on the same page.

Closing – We always recommend a final walkthrough to determine whether everything meets your demands.  We can be your eyes for this step if you are unable to attend and can also attend the signing appointment if needed.  Nothing gives us greater satisfaction than knowing we have helped guide clients through one of the most important events of their lifetimes.
